Toll Brothers City Living have officially started sales for their latest project at 121 East 22nd Street. 121 East 22nd Street is the first residential building in New York City by the world-renowned architectural firm, with prices ranging from $1.3 million through $10.5 million. Building completion is slated for Fall 2018 with sales and marketing by Toll Brothers City Living.
Located on a stately, tree-lined street one block north of the prestigious Gramercy Park, the development offers 133 residences with diverse layouts, a contemporary aesthetic, and a full complement of luxury amenities. The 18-story tower will be the first residential building in Manhattan designed by the Office of Metropolitan Architecture (OMA), the word-renowned firm founded by Rem Koolhaas, and designed by Shohei Shigematsu, a partner at the OMA.

“It’s been inspirational to work with Sho on this exceptional building, and we’re honored to have collaborated with OMA on their first NYC residential endeavor,” said David Von Spreckelsen, NY President of Toll Brothers City Living. “The building intersects two of Manhattan’s most beloved neighborhoods and we feel that with its innovative design, luxurious amenities, and access to parks and transportation, 121 East 22nd Street will attract a huge amount of interest among buyers locally, nationally and abroad.”
The elegant kitchens are equipped with Gaggenau appliances, polished quartz countertops, and acid-etched, back-painted glass cabinetry with custom millwork interiors. The stunning master bathrooms feature Calacatta Paonazzo marble countertops, tub decks, and accent walls, and are outfitted with white oak cabinetry, polished chrome Kallista fixtures and acid-etched glass shower doors.

Residents will enjoy a carefully curated selection of amenities that include an indoor pool, a landscaped courtyard, an indoor/outdoor residents’ lounge, a rooftop terrace with fire pit and grill, a private dining room and catering kitchen, a fitness center, a screening room, and a children’s playroom. Five-star concierge service will be provided by LIV unLtd, the latest luxury and convenience offering from the founders of Abigail Michael Concierge. The building also offers an automated indoor parking system, bike storage, private storage, a 24/7 attended lobby, and full concierge services.

“The site straddles two separate and distinct neighborhoods: Gramercy Park, a calm oasis formed around a private park, and Madison Square, a bustling public space hosting an array of activities and commercial programming,” added Shigematsu. “This location posed a unique opportunity to provide a dynamic meeting point of these two identities—between classical and contemporary, between quiet streets and bustling avenues— and the design was driven by the duality of this context.”
The building features a unique array of studio to five-bedroom homes, each with white oak flooring, high ceilings and rich textural finishes. Select residences have private outdoor space; punched windows echo the façade of the building’s pre-war neighbors and seamlessly transition to contemporary, floor-to-ceiling glazed windows at the corner, forming a gradient from historic to modern.

A cubist collage of multiple intersecting neighborhoods is expressed with a three dimensional, prismatic corner. The corner element provides a distinctive façade, and the intricately folded windows frame unique views of both the sky and the street.
The sales gallery is located at 45 East 20th Street, 11th floor. For more information about 121 East 22nd Street, please visit www.121e22nd.com or call (212) 300-4226.
